Schertz City Council will decide Sept. 15 whether to annex 10.7 acres the city bought for Dry Comal Creek Nature Park.
The proposed annexation would bring Comal County property 56613, near FM 482 and Schwab Road, into Schertz city limits while a companion case seeks Public Use zoning. The meeting packet records that 14 zoning-hearing notices were mailed Aug. 21 to property owners within 200 feet.
On Aug. 18, Council accepted the city’s petition for voluntary annexation, starting the process without yet annexing the land.
The item 16 memo says Schertz purchased the tract in 2023 and intends to use it for the nature park identified in the city’s Parks Master Plan. The property sits about 900 feet northwest of the FM 482 and Schwab Road intersection.
By the staff report’s cutoff, the city had received four opposition responses and none supporting or neutral; all four responding properties were outside Schertz city limits.
The Planning and Zoning Commission recommended the companion Public Use zoning ordinance 6-1 on Sept. 2. The staff summary says public comments raised flooding, maintenance, traffic, parking-light and floodplain-building concerns, while commissioners discussed the floodplain, maintenance responsibility and the park timeline.
Earlier Comal.News reporting explained the property’s initial zoning baseline and the later Sept. 15 hearing notice. The newly posted council materials add the separate annexation ordinance and the commission’s recorded zoning recommendation.
Council’s Sept. 15 agenda pairs the annexation hearing with a separate vote on Ordinance 26-S-023, which would zone the property Public Use if approved. The meeting begins at 6 p.m. at 1400 Schertz Parkway, Building 4. Residents wishing to address Council must complete the speaker register before the meeting and are limited to three minutes.
