The Schertz Planning and Zoning Commission continued Stellar Automotive’s specific-use permit request for major automobile repair at 2077 Schertz Parkway to Dec. 2.

That leaves the proposed shop without the requested specific-use permit for now. The Nov. 4 continuation followed a call for a conversation between residents and the applicant before the case returns. The motion carried, according to the verified meeting outcome; a continuation is not an approval.

What Stellar Automotive proposed

The 1.3-acre site is an undeveloped lot in the Cottonwood II subdivision with General Business zoning. The posted case packet identifies the application as PLSPU 2026-0242 and describes a roughly 9,000-square-foot shop with six service bays. The staff report says major automobile repair at this location requires a specific-use permit under the city’s Unified Development Code.

The tract’s west side abuts the Bindseil Farms residential area, making the proposed shop’s operating conditions consequential for nearby residents. The packet also places undeveloped residentially zoned land to the north. Those neighboring uses help explain why the proposed operation and its buffers matter at this particular site.

Staff recommended approval with restrictions, but those were recommendations in the application materials, not conditions adopted by the commission on Nov. 4. The proposed restrictions would keep repairs inside service bays and prohibit collision repair, painting, towing storage and outdoor storage. The report also describes additional masonry-wall and landscape-buffer requirements.

What residents can check next

The staff report says the city mailed 24 notices on Oct. 22 and had received no responses when that report was prepared. That count is a snapshot of responses to the notice at the report’s cutoff; it does not describe what anyone may have said at the later meeting. The Dec. 2 commission record will show whether the applicant changes its proposal and what the commission does next.

Readers can inspect the proposed site plan, staff recommendation and suggested operating limits in the Nov. 4 case packet. A revised application or the Dec. 2 agenda and outcome will be the next records to check for any change in the proposal’s status.
