Schertz’s Planning and Zoning Commission recommended City Council approval of two rezoning cases northeast of East FM 1518 and Maskey Road.

The proposals would change the zoning options for land near residents and drivers using the FM 1518 corridor. The commission’s recorded recommendations concern separate tracts of about 21 acres and 8 acres; they are not final City Council rezonings.

From the source record

The commission recommended that City Council approve case PLZC 2026-0208, rezoning about 21 acres northeast of East FM 1518 and Maskey Road.

The commission’s recommendation concerns the roughly 21-acre tract; City Council action is a separate step.

The cases are PLZC 2026-0208 for the larger tract and PLPDD 2026-0052 for the smaller one. Reading them separately matters: each has its own proposed zoning designation and will need its own council record to establish a final result.

The roughly 21-acre case

The 21-acre tract is listed as R-2 before the proposed change to R-5. The retained account of the Oct. 7 commission review says the applicant described approximately 220 one- and two-bedroom rental units. That figure describes the applicant’s proposal, not an approved unit count or a construction permit. The commission recommended that City Council approve case PLZC 2026-0208.

The roughly 8-acre case

For PLPDD 2026-0052, the commission recommended a change from R-2 to a planned development district on about 8 acres. The retained review describes land in an accident potential zone as remaining open space and says schools would be prohibited there. Those are features of the proposal presented to the commission; the council’s eventual ordinance would establish any adopted terms.

What City Council must decide

City Council action is the next verification point for both rezoning cases. Residents tracking the proposed uses and boundaries can use the city’s Planning and Zoning packet to identify the case numbers and parcels, then compare those with the council agenda and ordinances when the cases appear. The Oct. 7 agenda identifies Guadalupe County parcels 113897 and part of 64582 for the larger case, and part of 64582 for the smaller case.
