$2.79M Veramendi Unit 1 Filing Reaches ‘Review Complete’

The private project covers streets, drainage and utilities at Word Parkway and Hill Country Drive, with Sept. 9 still listed as the completion date.

TDLR now lists the $2.79 million Veramendi Precinct 4 Unit 1 accessibility filing as “Review Complete,” while the filing still carries a Sept. 9, 2026 completion date.

The filing covers private street, drainage, water, wastewater and electric work at Word Parkway and Hill Country Drive in New Braunfels.

Unit 1 is the largest of three related state registrations. Its $2.79 million estimate, combined with $1.16 million for Unit 2 and $1.04 million for Unit 3, puts the three-filed-project total at $4.99 million.

Comal.News previously detailed the three Veramendi Precinct 4 filings when the package entered the state registry. The new Unit 1 snapshot advances the accessibility-review status; it is not a city construction-acceptance record.

The Unit 1 page lists the work as privately funded on private land, names VERAMENDI PE-EMERALD LLC as owner and says no tenant is assigned. TDLR also states that the owner must obtain an accessibility inspection no later than one year after construction is completed.

The next meaningful records are New Braunfels civil-plan approvals, inspections and any city acceptance documents tied to TABS2026027302. Those will establish construction progress beyond the state accessibility status.
