Three Veramendi Filings Put $4.99 Million Into Streets and Utilities

The privately funded projects share a Sept. 9 completion date and cover three Precinct 4 locations in New Braunfels.

Three state registrations list $4.99 million in combined site, street, drainage, water, wastewater and electric work for Veramendi Precinct 4.

In New Braunfels, the filings place the work at Word Parkway and Hill Country Drive, Primaria Street and Buttonwood Drive, and Primaria Street and Wellowood Road.

Unit 1 carries the largest estimate at $2.79 million. Unit 2 lists $1.16 million, while Unit 3 lists $1.04 million. Adding the three filed estimates produces the $4.99 million total.

All three registrations describe privately funded new construction on private land. Their scopes combine site preparation with streets or a street, drainage, water, wastewater and electric infrastructure rather than a single building project.

The records were registered Aug. 7 and share the same filed timeline: an April 7, 2025, start and a Sept. 9, 2026, completion date. Each currently carries the status “Project Registered.”

That status establishes the registered scopes, locations and estimates; it is not a measurement of construction completed. The three filings name VERAMENDI PE-EMERALD LLC as the owner responsible for the privately funded work.

The next comparison is between the filed Sept. 9 schedule and city permit, inspection or acceptance records for each location. Those records can connect the state registrations to specific development phases and document progress at each site.
