For District 1, the decision will determine whether the 141 Rueckle Road property may resume manufactured-home use under a site-specific zoning overlay. The property is part of Sun Retreats Texas Hill Country near Interstate 35, and nearby land includes residential, commercial and undeveloped tracts.
The land is currently zoned C-3; city staff says the applicant seeks to restore permission for a maximum of 10 manufactured homes that previously stood on the property. The requested C-3 SUP would keep the commercial base zoning and add the manufactured-home use through a special-use overlay.
A divided recommendation
Planning Commission draft minutes record a 5-4 vote recommending approval only for the three manufactured homes already permitted. The minutes say staff recommended denial and record a public-hearing count of zero speakers in favor and one in opposition. The applicants discussed their development plan, the earlier homes and their removal.
A separate notification packet includes a written statement of support from a nearby business owner. The applicant’s project letter says it wants to replace removed HUD-code manufactured homes with newer homes of comparable size.
