New Braunfels has posted a $1,150 annual city property-tax estimate for a median-valued Comal County homestead if City Council ultimately adopts the proposed fiscal 2027 budget and a tax rate of $0.408936 per $100 of value.
The estimate appears in the official notice for a City Council budget workshop scheduled for 5 p.m. Tuesday, Aug. 11, in the council chambers at 550 Landa Street. The agenda calls for a presentation and discussion of the proposed budget, plan of municipal services, no-new-revenue rate and voter-approval rate.
This is a workshop, not a final budget or tax-rate vote. Council is also scheduled to consider setting public-hearing dates for the proposed budget and the 2026 tax rate.
What the city’s estimates show
For Comal County, the notice uses a 2026 median-valued homestead of $281,180. It estimates a $1,150 city tax bill under the proposed budget and rate. The document lists the current-year bill as $1,174 on a 2025 median-valued homestead of $287,080.
The same statement estimates a $1,169 bill if the city instead adopts a balanced budget funded at the no-new-revenue rate of $0.415613 per $100. The no-new-revenue rate is the rate calculated to produce approximately the same property-tax revenue from the same properties as the previous year, subject to statutory adjustments; it is not necessarily the lowest numerical rate shown in a notice.
New Braunfels spans Comal and Guadalupe counties, so the city also supplied a separate comparison for Guadalupe County. Using a 2026 median-valued homestead of $237,372, the notice estimates a $971 bill under the proposed budget and rate and a $987 bill under the no-new-revenue scenario. It lists the current-year comparison as $1,010 on a 2025 median-valued homestead of $246,910.
The examples describe median-valued homesteads, not every property. An individual owner’s city tax bill depends on that property’s taxable value, exemptions and the rate eventually adopted.
The Aug. 11 meeting notice says the estimates are valid only for the fiscal 2027 proposed budget and tax rate. The next procedural development will be council’s handling of the workshop and the proposed public-hearing schedule.
