Bulverde has largest city rate increase in Comal-area comparison

Bulverde's adopted 2026 city property-tax rate rose to $0.295343 per $100 of taxable value, up $0.035545 from 2025. That is the largest increase among the four Comal-area city rates compared in the county tax office's 2025 and 2026 tables.

At an unchanged illustrative $300,000 taxable value, that Bulverde city-rate change equals $106.64 more for the city portion alone, according to a Comal.News comparison of the official tables. The calculation holds taxable value steady to isolate the rate change; it is not a forecast of any homeowner's bill.

From the source record

Comal.News calculations from Comal County's 2025 and 2026 adopted-rate tables.City and county rates are separate components of a property-tax bill.

Rates across the area

In 2025, Bulverde's rate was $0.259798 per $100 of taxable value. Garden Ridge, New Braunfels and Spring Branch also adopted higher city rates for 2026. Comal County's separate rate rose from $0.269000 to $0.273000 per $100. The table uses the same $300,000 taxable value for every row, so it compares rates rather than properties.

What the comparison means

A property-tax rate is charged against taxable value, not necessarily a property's market value. Comal.News multiplied each change in the rate per $100 by 3,000—the number of $100 units in the illustrative $300,000 value—and rounded the result to cents. Actual taxable values, exemptions and overlapping taxing units vary. A resident therefore cannot use one row as the change in a complete bill.

The county tax-rate portal provides both annual adopted-rate tables for readers to compare their own taxing units. The next useful check is a property's actual taxable value and its applicable taxing units when tax-office billing records are available.
