Proposed changes to Mayfair’s development rules and a 2.7-acre South Walnut Avenue rezoning are among three public hearings scheduled before the New Braunfels Planning Commission on Tuesday.
The commission meets at 6 p.m. Aug. 4 in the Council Chambers at City Hall, 550 Landa Street. All three cases are posted for hearings and recommendations to City Council, meaning the commission’s action would not itself produce final council approval.
Mayfair document amendments
Southstar at Mayfair Developer LLC is requesting amendments to the Mayfair Development and Design Control Document. The agenda identifies Thad Rutherford, the company’s president and CEO, as the requester and Matt Greene, a city principal planner, as the staff presenter.
The two-page agenda does not describe the substance of the Mayfair amendments. Residents seeking to evaluate the proposed changes will need the supporting case materials and the recommendation produced after the hearing; the meeting notice alone establishes only that amendments are under consideration.
South Walnut rezoning
A separate case would rezone approximately 2.7 acres at 2009 South Walnut Avenue. Patrick W. Christensen filed the request for owner Karma Enterprises NB LLC.
The property is currently in an Agricultural/Pre-development district with a special-use permit allowing a retail development with specified uses. The request would change it to C-1A, the city’s Neighborhood Business District. The agenda does not identify a proposed tenant or establish that any particular business will occupy the property.
Home occupations
The commission will also consider amendments to multiple sections of the city zoning ordinance governing home-occupation definitions and regulations. The agenda says the purpose is to align the local rules with House Bill 2464 and Chapter 229 of the Texas Local Government Code.
The meeting notice does not spell out the specific wording or practical effect of those changes. After Tuesday’s hearings, the commission may make recommendations to City Council, where any later action should show which provisions advance and whether commissioners attach conditions or revisions.
