New Braunfels is considering a request to rezone approximately 2.6 acres at 1283 Highway 46 South for a clinic and office; no zoning change has been approved.
The proposal could replace residential and agricultural pre-development zoning on the site with commercial-office zoning, changing the uses and development standards allowed there if the City Council approves it twice.
The city identifies the application as case PZ26-0302. Its notice says Quintin Santiago submitted the request on behalf of the Estate of Carolyn A. Miller, in the care of Robert L. Miller Jr. The current classifications are R-2 AH and APD AH; the requested classification is C-O AH.
The posted purpose is to allow a clinic and office. At this stage, that is a proposed use tied to a zoning request—not an approved development or confirmation that either use will be built.
What happens next
The next official step is the Oct. 7 Planning Commission hearing, where the commission is scheduled to make a recommendation before the proposal reaches City Council.
The city lists Oct. 26 for the council’s first reading. Its process requires two council readings before a final decision, and the zoning change would take effect only if approved at both.
