Fair Oaks Ranch panel to review Post Oak’s 59-lot plat and tree plan

A proposed 59-lot plat north of Rolling Acres Trail and Ammann Road is next for review. Residents can attend the Nov. 12 meeting at 7286 Dietz Elkhorn Road; tree removal and drainage conditions are also on the agenda.

Fair Oaks Ranch's Planning and Zoning Commission is scheduled to consider recommending a 59-lot preliminary plat for Post Oak Phase 2 on Nov. 12.

The proposed preliminary plat covers 73.42 acres north of Rolling Acres Trail and Ammann Road, with 55 single-family lots and four greenbelt or private open-space lots. The official meeting packet sets out the plat and a separate tree-plan recommendation.

The two recommendations concern the same phase of a larger subdivision, but they address different questions: how the land would be divided and which protected trees the development would remove or replace. Residents near the proposed development can inspect both proposals before the commission makes its recommendations. City Council, rather than the planning commission, has final authority over the plat.

The plat and its infrastructure

An August 2025 amended development agreement reduced the overall planned subdivision from 635 lots to 227 lots, according to the current packet. That earlier change is background for the 59-lot Phase 2 proposal; it is not a new decision scheduled for Nov. 12. The packet identifies the applicant as Pape-Dawson Consulting Engineers, LLC, acting on behalf of Far Project SPV, LP.

The proposed lots would use city water service and on-site septic systems, while a public improvement district would finance roads, utilities, drainage, parks, sidewalks, landscaping and lighting. The packet describes that financing mechanism without establishing a household charge for this phase. For residents, the plat review connects the lot layout to the infrastructure that would serve it; a recommendation would still leave the final plat decision to City Council.

Staff's proposed plat recommendation calls for developer hydraulic calculations relevant to drainage and verification of drainage-easement widths. It also calls for satisfaction of the tree-plan approval conditions. These are proposed conditions in the packet, not findings that the developer has already completed the work. The drainage calculations and easement widths matter because the proposed plat must account for how water would move through and around the development.

The separate tree-plan recommendation

The commission is scheduled to consider a recommendation on the Post Oak Phase 2 Tree Removal and Preservation Plan. Staff's packet says the plan marks 17 heritage trees and 26 other protected trees for removal. It lists 77 required mitigation trees and 110 planned mitigation trees. Those counts describe the submitted plan and staff's review; they are not a record of trees already removed or planted.

Staff proposes a conditional recommendation on the tree plan and calls for corrections to its tables, including missing information for tree No. 2108. The proposed mitigation count of 110 is based on two trees for each of the 55 residential lots. Readers comparing the proposal with any later recommendation should check whether the corrected tables change the counts or conditions.

How to attend and what comes next

The Planning and Zoning Commission meeting is scheduled for Nov. 12, 2026, at 6:30 p.m. in the Public Safety Training Room at the Police Station, 7286 Dietz Elkhorn Road, Fair Oaks Ranch. The posted agenda asks people who wish to speak during “Citizens to be Heard” to sign the attendance roster and sets a five-minute limit for each speaker. That general comment period is agenda item 3; the two Post Oak recommendations are items 5 and 6.

The agenda also lists roll call, the pledge and possible approval of the Oct. 8 commission minutes. Those routine entries do not change the status of either Post Oak proposal. The commission can make recommendations on the tree plan and preliminary plat at this meeting; the packet says City Council has final authority to act on the plat. The next useful record will be the commission's recorded recommendations and any conditions it adopts, followed by the council's plat action. The official meeting packet contains the staff reports and proposed conditions readers can compare with those later records.
