Comal County commissioners are scheduled to consider final plat approval for Flying W Unit 2, a 61-lot subdivision that also needs two variances and acceptance of a $1,859,735.25 construction bond.
The county engineer’s summary identifies Pulte Homes of Texas as the owner and Cude Engineers as the plat preparer. The 19.08-acre unit assigns 14.67 acres to lots and 4.42 acres to public road right of way. It would use a state-certified public water supply system and public wastewater treatment facilities.
The two requested variances would allow right-of-way widths below the county’s 60-foot minimum and building setbacks along road frontage below the 25-foot minimum. County staff wrote that the plat application meets final-approval requirements if the court grants those requests.
County staff describe Construction Bond No. 59BSBJM8566 as surety for road and stormwater-drainage improvements. The court’s agenda also calls for commissioners to accept the FM 1102 right-of-way dedication and authorize the county judge to sign if the item passes.
