Schertz planners will consider a proposal to rezone about 8 acres near Maske Road from single-family residential to a planned district that requires open space within Accident Potential Zone II.
The change would bar homes and schools on the 8-acre tract while allowing utilities; city staff says current zoning could potentially allow 41 single-family residences before accounting for streets and easements.
The tract, identified as part of Guadalupe County property ID 64582, sits about 2,500 feet northeast of East FM 1518 and Maske Road, east of the Schertz Soccer Fields. Staff recommends approval and says Joint Base San Antonio-Randolph affirmatively recommended the zoning change. The staff report also says engineering found no adverse transportation impact from the proposed district.
The Planning and Zoning Commission is scheduled to hold the public hearing at 6 p.m. Wednesday, Oct. 7, in the City Council Chambers at 1400 Schertz Parkway, Building 4. The Oct. 7 agenda says residents may attend, speak during the hearing or watch the city’s livestream.
The commission’s action would be a recommendation to City Council, not final zoning approval. The staff report says engineering will determine any required Maske Road improvements during later development review, making that the next practical detail to watch alongside the council hearing.
