The Schertz Planning and Zoning Commission recommended City Council approve rezoning about 21 acres northeast of East FM 1518 in case PLZC 2026-0208. The Oct. 7 recommendation is one of three separate cases along the road that now await Council decisions.

Residents near FM 1518 now face three separate zoning proposals: a larger residential tract, an open-space plan and a small commercial site. The commission's recommendations move the cases forward; they do not themselves change the zoning.

About 21 acres: proposed residential zoning

The Oct. 7 agenda placed all three zoning cases before the Planning and Zoning Commission for recommendations to City Council. For PLZC 2026-0208, the proposal concerns about 21 acres northeast of East FM 1518 and Maskey Road and would change the tract from R-2 to R-5 zoning. The applicant described a plan for about 220 one- and two-bedroom rental units. That is a proposed use, not a completed project or a unit count approved by Council.

About 8 acres: planned development and open space

In case PLPDD 2026-0052, commissioners recommended Council approve rezoning about 8 acres northeast of East FM 1518 and Maskey Road from R-2 to a planned development district. The retained case notes describe the tract as lying in an accident potential zone and the proposal as keeping it open space, with schools prohibited. Those proposed terms matter separately from the larger residential case nearby.

About 0.4 acre: possible bakery and restaurant

The third recommendation, PLZC 2026-0234, concerns roughly 0.4 acre at the southeast corner of FM 1518 and Schaefer Road. Commissioners recommended a change from PRE to general business zoning; the applicant's stated plan is a bakery and restaurant. Council must still decide whether to approve that zoning change.

What happens next

The commission's recommendations move the three cases to City Council for a final zoning decision. Residents can use the case identifiers PLZC 2026-0208, PLPDD 2026-0052 and PLZC 2026-0234 to follow the Council agenda and any final ordinances; the Oct. 7 planning agenda identifies the proposals that began this stage of review.
