Schertz planners will hold an Oct. 7 public hearing on whether to recommend rezoning 0.40 acres at 10580 E. FM 1518 N. for General Business use tied to a proposed restaurant and bakery.
The request covers the southeast corner of FM 1518 and Schaefer Road, across Schaefer from Rose Garden Elementary. The Oct. 7 item asks the Planning and Zoning Commission for a recommendation; it does not put final rezoning approval before the commission.
City engineering estimates the rezoned 0.393-acre portion could generate as many as 105 peak-hour trips; a later traffic study would determine required mitigation.
The engineering memo says localized work such as turn lanes could mitigate the added traffic. It also says reconstruction now underway at the Schaefer Road/FM 1518 intersection may offset some or all of the impact, while a future Traffic Impact Analysis would evaluate traffic from the full site and identify required improvements.
The affected land is the eastern 0.393-acre part of a 1.108-acre tract. The rest is already zoned General Business; the requested change would make the tract consistent under that district. The staff report describes a restaurant and bakery as the applicant’s intended use, while the Oct. 7 action is limited to a zoning recommendation.
The commission meets at 6 p.m. Oct. 7 in the City Council Chambers at the Hal Baldwin Municipal Complex, 1400 Schertz Parkway, Building 4. The agenda says residents may speak during the public hearing and may watch the meeting on the city’s YouTube channel.
