The commission recommended that City Council approve case PLZC 2026-0208, rezoning about 21 acres northeast of East FM 1518 and Maskey Road.

The Oct. 7 Planning and Zoning Commission agenda identifies the site as Guadalupe County parcel 113897 and part of parcel 64582, roughly 2,700 feet northeast of the East FM 1518 and Maske Road intersection. Those identifiers give nearby residents a way to distinguish this case from other development along the corridor.

What the zoning request would change

The land is zoned R-2 single-family residential. The requested R-5 designation would change the residential zoning for land near East FM 1518 and Maske Road. The application describes R-5 as middle-density residential zoning. The designation matters because it would set the zoning basis for a different residential use on the tract; the commission's recommendation does not itself change the zoning.

The applicant described a rental community of about 220 one- and two-bedroom units during the commission's review. That description is a proposal, not a count of approved homes or a construction commitment. Readers should distinguish the applicant's development concept from the zoning action that City Council will ultimately consider.

Council is the next decision point

City Council would have to decide whether to adopt the proposed zoning change. The commission's recommendation sends the case forward for that decision; it is not a council approval. The next council agenda and any resulting zoning ordinance will establish when the case is heard and what, if anything, the city adopts. Residents can inspect the commission's recorded recommendation in the meeting video while following the case number PLZC 2026-0208 in subsequent council records.
