Three state registrations filed from Aug. 10 through Aug. 14 describe $5.75 million in proposed private work: a Mayfair retail shell, a medical-office shell on Loop 337 and a T Bar M teen center.
If built as filed, the projects would provide future space for retail customers and medical-office patients, plus an enclosed sports court for T Bar M teen-center users.
Together, the registrations put 37,917 square feet of proposed construction on reported schedules at 101 Ransom Drive, 2333 Loop 337 and 190 FM 1863, Building 8. Each project is listed as privately funded new construction.
The largest filing is a $3.25 million, 17,750-square-foot concrete tilt-wall retail shell at 101 Ransom Drive. Birvek Retail LLC is identified as owner, with construction listed from Dec. 30, 2026, through Sept. 1, 2027.
At 2333 Loop 337, Oakwood Estates Inc. registered a $1.2 million, 9,550-square-foot one-story shell for a future medical office. Its reported construction schedule runs from Jan. 1, 2027, through Jan. 1, 2028.
The T Bar M filing describes a $1.3 million, 10,617-square-foot enclosed sports court with an exterior porch and interior mezzanine. Center of Christian Growth is identified as owner, with work listed from Nov. 1, 2026, through May 31, 2027.
The Mayfair and medical-office registrations display “Not Assigned” in their tenant fields. Later tenant filings and city permit records can establish whether named occupants emerge and whether the submitted scopes, costs or schedules change.
