Two Retail Shells Enter the State Registry at Solms Landing

The $5.17 million filing covers 13,758 square feet at Sophie Lane and Marie Bluff, with construction scheduled to start in September.

Two retail shells carrying a combined $5.17 million construction estimate have entered the state registry at Solms Landing, where future shops could create new places for customers to visit and employees to work.

A Texas registration describes two sprinklered concrete retail building shells totaling 13,758 square feet at Sophie Lane and Marie Bluff in New Braunfels.

If built as filed, the $5,165,040 project would add two unfinished retail shells and associated site work at Solms Landing.

The privately funded registration lists Sept. 30, 2026, as the planned construction start and June 3, 2027, as the planned completion. Its status is “Project Registered,” documenting the state accessibility filing rather than a completed building, signed lease or business opening.

South Texas Capital Advisors is named as the owner, and Open Studio Architecture is named as the design firm. The scope calls for two sprinklered concrete tilt-up shells and site work; the registration does not convert either unfinished shell into a named operating business.

City permit records, revisions to the state registration and later occupancy filings are the next useful checkpoints. Together, those records can show whether the schedule changes, which local reviews apply and when either shell advances from registered construction work toward a space customers can use.
