Post Oak Phase I Brings 64 Lots and a 256-Tree Requirement

Fair Oaks Ranch says the work includes public streets, private drainage infrastructure and water lines, with four replacement trees required on every lot.

Phase I of the Post Oak Development is underway along Ammann Road, and residents may notice increased construction activity in the area, including tree removal, site clearing, and roadway grading.

The city’s July 30 update describes the subdivision infrastructure, construction activity and tree-mitigation requirement for Post Oak Phase I.

Fair Oaks Ranch says Post Oak Phase I construction is underway along Ammann Road, with public streets, privately maintained drainage infrastructure and water lines planned for 64 lots.

People near Ammann Road may see tree removal, site clearing and roadway grading, while the approved mitigation requirement calls for 256 replacement trees—four on each of 64 lots.

The city describes the work as construction of required subdivision infrastructure. Its approved tree-removal and preservation plan identifies trees for removal, trees to be preserved, protection methods for the trees that remain, a preservation map and a master inventory.

City staff conducted a tree walk and pre-construction meeting with the developer and contractor July 13. According to the update, the contractor also installed stormwater-pollution prevention measures across the site to help limit erosion and sediment runoff during construction.

The city distinguishes the subdivision requirement from another tree program near Ammann Road. Fair Oaks Ranch plans to distribute 253 trees to residents on Texas Arbor Day as mitigation for the GBRA pipeline project; those trees are separate from the 256 required inside Post Oak.

Fair Oaks Ranch says staff will monitor construction for consistency with approved plans, city standards and applicable regulations. Inspection records and later project updates can show when the streets, drainage and water infrastructure reach their next milestones and whether the tree requirement is fulfilled.
