Fair Oaks Ranch's Municipal Development District board is scheduled to weigh a strategic-planning agreement and changes to its financial and investment policies on Oct. 13.

The official agenda also places year-end financial results, an officer election and a 2027 meeting schedule before the board. These are proposed actions for a future meeting, so residents weighing the district's finances can use the posted documents to see what may change.

The financial starting point

The district's preliminary fiscal 2025–26 results show $719,242 in revenue, $42,028 in spending and a $677,214 excess of revenue over spending. The packet says revenue was $14,922 above budget and spending was $26,772 below budget. Its revenue projection includes $566,246 in local sales tax and $152,996 in investment earnings. These are preliminary figures subject to year-end closing and audit adjustments, rather than final audited results. The board is scheduled to receive the results along with a quarterly investment report.

MeasureAmount
Revenue$719,242
Local sales tax within revenue$566,246
Investment earnings within revenue$152,996
Expenditures$42,028
Revenue above expenditures$677,214
Ending fund balance$4,440,348

The packet puts the district's preliminary ending fund balance at $4,440,348, giving residents a concrete figure to weigh as the board considers how to plan and manage its money. The quarterly report lists $40,515 in fourth-quarter investment earnings and $4,351,698 in investments and cash at Sept. 30. The packet also reports no grants awarded against a $25,000 grant budget. The fund balance and the investments-and-cash figure describe different measures; they should not be added together.

Planning, policy and board business

Item 8 calls for possible approval of an agreement with The Mejorando Group for strategic-planning facilitation and plan development. Item 9 calls for possible approval of a resolution amending the district's financial management policy, including its investment policy. The proposals sit alongside the reported balances and investment earnings: the board will be asked to consider both its future planning process and rules for managing money. The agenda's “consideration and possible action” wording describes what the board may do Oct. 13, not an action already taken.

Item 7 calls for a possible election of district officers for fiscal 2026–27. Item 10 calls for possible approval of a 2027 regular-meeting schedule. Together, those items would establish who holds board offices and when the board expects to meet next year if approved. The consent portion calls for approval of the July 8 and Sept. 9 meeting minutes. Those earlier records are presented for approval as routine business; their contents do not establish what will happen at this meeting.

How to attend and what comes next

The Fair Oaks Ranch Municipal Development District board is scheduled to meet Tuesday, Oct. 13, 2026, at 4 p.m. in the Public Safety Training Room at the Police Station, 7286 Dietz Elkhorn Road. The opening sequence covers roll call, the pledge and citizens to be heard, with a five-minute limit for speakers. Residents who want to address the board can use that public-comment portion; the posted agenda gives the order of business and the official location.

The next public checkpoint is the Oct. 13 meeting, when the board may act on the planning agreement, policy changes, officer election and 2027 schedule. Afterward, the meeting's action record will show which proposals advanced and whether any terms changed. For now, residents can inspect the official agenda for the sequence of possible actions and the meeting packet for the preliminary financial figures behind the discussion.
