Fair Oaks Ranch received 12 bids for Chartwell drainage improvements and expects to present a construction agreement to City Council on Sept. 17.

The city opened the project for bids Aug. 5 and received the offers Aug. 26. Nearly 60% were below the consultant’s opinion of probable construction cost, according to the city manager’s Aug. 31 memo.

That comparison suggests the competition produced multiple offers beneath the city consultant’s construction estimate. It does not settle the award: the council would still have to consider the agreement expected on its Sept. 17 agenda.

Property owners near the work would receive construction notices after a contract is executed. City staff would also coordinate a pre-construction meeting with the selected contractor before work begins.

The memo also says staff checked references for the lowest bidder. The council packet will be the next useful record for residents watching the project because it should provide the agreement proposed for consideration and establish the terms actually before the council.

Residents can inspect the city’s weekly-memo page now for the bid update. After the Sept. 17 meeting, the recorded council action and any executed agreement will establish whether a contract was approved and what construction steps follow.
