Elementary No. 22 Plat Includes a $2.02 Million Road Bond

A newly posted county engineering package places Comal Elementary No. 22 on the Sept. 3 Commissioners Court agenda for final-plat consideration, backed by a $2,021,840 construction bond for roads and stormwater drainage.

The proposed 30.281-acre subdivision would dedicate 0.412 acre along South Cranesmill Road and establish 2,260 linear feet of public road right-of-way.

The plat would divide the property into five lots covering 26.705 acres, plus 3.165 acres of public road right-of-way. The filing identifies Comal ISD and CCD Meyer Ranch Land LLC as the owners.

The bond secures road and drainage improvements rather than the school building. Its cost estimate covers work on Learning Lane and Walker Run, including sidewalks, curb and gutter, storm-drainage structures and related construction.

Two variance requests accompany the plat. One seeks a 50-foot right-of-way for Learning Lane against the county’s stated 60-foot minimum. The other concerns the county’s 25-foot building-setback requirement along road frontage.

Commissioners Court meets at 8:30 a.m. Sept. 3 in the Commissioners Courtroom, 100 Main Plaza in New Braunfels. Residents can use the complete county agenda to verify the scheduled item, then return to the meeting record for the vote and any conditions.
