Bulverde is proposing a 2026 property-tax rate of $0.295343 per $100 of taxable value, up 13.7% from the current $0.259798 rate; the final rate vote is scheduled for Sept. 22.
For every $100,000 in taxable value, the city portion of the bill would rise by $35.55 a year, or about $2.96 a month, if the proposed rate is adopted.
The City Council will consider the proposal Tuesday, Aug. 25, at 6:30 p.m. at Bulverde City Hall, 30360 Cougar Bend. The meeting will also be available through Zoom. Residents may comment on a posted item when council reaches that item, with presentations limited to three minutes.
The Finance Department describes $0.295343 as the estimated rate required to cover the proposed fiscal 2027 budget. Its comparison identifies $190,225 in tax revenue from property added to the roll this year and lists no city debt obligation secured by property taxes.
The difference between the current and proposed rates is $0.035545 per $100 of taxable value. Applied to $100,000 in taxable value, that produces the $35.55 annual increase. The calculation holds taxable value constant and covers only Bulverde’s portion of a property-tax bill.

Tuesday’s agenda item concerns the proposed rate rather than final adoption. The packet says action on the item requires a record vote and identifies Sept. 22 as the date when the governing body will vote on the 2026 rate.
